The Government's 2025 Housing Delivery Test shows Maidstone, Sevenoaks, Tonbridge & Malling and Tunbridge Wells all under-delivered on new homes over the past three years, with Sevenoaks and Tonbridge & Malling falling far enough short to trigger the toughest planning consequence there is.

Sevenoaks, Swanley, Edenbridge and Westerham Town Councils have jointly objected to Sevenoaks District Council's proposed changes to the Community Infrastructure Levy, which would stop charging it on developments of 10 or more homes - shifting big schemes onto case-by-case Section 106 deals instead, and cutting the money that flows straight to town councils.
Edenbridge Town Council's formal response to Sevenoaks District Council's Local Plan calls the 2,226 homes planned for the town "excessive and disproportionate" and asks for two large sites to be removed, which would cut that to around 1,778.

Elivia Homes has been consulting residents on early plans for up to 64 new homes on land south of Penshurst Road in Leigh, near Tonbridge - including affordable housing - though no formal planning application has been submitted to Sevenoaks District Council yet.

A newly published Local Plan proposal for land north of Sevenoaks Wildlife Reserve would bring 1,500 homes, 12 gypsy and traveller pitches and a new community and leisure centre right up against a Site of Special Scientific Interest. Kent Wildlife Trust is urging residents to respond before the consultation closes on 17 September.

A £10.3 million regeneration project at the Spitals Cross estate in Edenbridge is nearing completion, bringing new affordable homes, a modern community hub, improved parking and upgraded public spaces for residents.

Construction has begun on a new 60-home development on the former White Oak Leisure Centre site in Swanley. The environmentally focused scheme will also help support the long-term funding of the neighbouring leisure centre.

Sevenoaks District Council has updated its Local Plan as it works to meet the Government’s target of 17,460 new homes over 15 years. Some sites have been removed, while new ones have been added, including land near Knockholt and sites in Sevenoaks. Residents may get a final chance to comment this summer, but the debate over housing, infrastructure and Green Belt land is likely to remain heated.

Plans for 110 homes on Green Belt land in Otford have sparked concerns over traffic, infrastructure and the loss of countryside. Residents and campaign groups are preparing to challenge the proposal as it moves towards the planning stage.
