£10.3 million transformation of Spitals Cross estate enters final stages

One of the biggest regeneration projects to take place on the Spitals Cross estate in Edenbridge for decades is approaching completion, with residents expected to see the finished improvements later this autumn.
The £10.3 million scheme has focused on much more than building new homes. Alongside new affordable housing, the project has delivered upgraded community facilities, additional parking, improved public spaces and modern infrastructure designed to benefit both current and future residents.
A total of 23 energy-efficient homes have been built as part of the development. Most will become affordable rental properties managed by West Kent Housing Association, while a small number will be available through shared ownership, helping more local people get onto the property ladder.
The new homes have been designed with sustainability in mind, incorporating features such as solar panels and high levels of energy efficiency to help reduce running costs.
The regeneration has also replaced ageing community buildings dating back to the 1960s with a new community hub and shop, creating modern facilities that are expected to become the centre of the estate once again.
Parking has long been one of the biggest concerns for residents, and the project aims to address this by providing more than 60 off-road parking spaces, including electric vehicle charging points, alongside new cycle parking.
The wider estate has also benefited from new landscaping, upgraded public signage and improved play facilities for children, creating a more attractive and accessible environment.
Work first began in late 2023 following extensive public consultation, during which the original plans were revised to include fewer homes and additional parking in response to residents' feedback.
The project has been funded through a combination of the sale of the new homes to West Kent Housing Association, government support from the Brownfield Land Release Fund, and developer contributions through the Community Infrastructure Levy.
With construction now entering its final phase, the improvements are expected to be completed during the autumn, marking the biggest investment in the Spitals Cross estate in a generation.
